What Is Sealcoating?

Sealcoating is the process of adding a protective layer to asphalt surfaces to help stop issues like pavement degradation.

How Frequently Is Sealcoating Required?

How often you should implement sealcoating on your pavement depends on:

The age and condition of the pavement

How frequently it’s used

Local weather and climate conditions

Reactive vs. Proactive Maintenance

Reactive Maintenance

Reactive maintenance is dealing with the damage after it’s already been done. This isn’t as productive as proactive because:

Proactive Maintenance

When possible, proactive maintenance should be your go-to choice. This is the best way to address minor problems before they spiral out of control into more significant problems. Other perks of proactive maintenance include:

The Process

We perform these six procedures for every sealcoating service:

Preparation

The pavement is cleared of dirt and debris to ensure the sealcoat material is applied correctly. We also fix potholes, cracks, or other issues if required.

Edge and Tape

Places that don’t require the sealcoat treatment are blocked off using tape or similar materials.

Apply the Sealcoat

We apply the sealcoat material using a spray or squeegee. The sealcoat can be comprised of coal tar or asphalt.

Coat Application

Next, a slurry sealing layer is applied to the sealcoat to make sure it gets the best adhesion possible and results in a flawless finish.

Dry & Cure

The sealcoated area must dry for at least 12-36 hours to ensure it is fully cured.

Striping and Markings

If applicable, we reapply any parking spot lines, lane markings, or previous markings on the pavement.
