Why Is Parking Lot Maintenance Important?
Think of it like a boat needing repairs; fixing issues before the ship starts sinking is much easier. Proactive protection works similarly by helping prevent pavement damage before it starts, especially in places with harsh weather, like Denver, CO and Phoenix, AZ.
At National Pavement Partners, we use this preventive approach to help property owners avoid costly parking lot repairs and to extend the life of their paved areas. This includes services like crack sealing, sealcoating, and routine maintenance inspections to identify and address potential issues early on.

Can Routine Inspections Save You Money?
Routine inspections play a vital role in proactive pavement management. Experts can quickly identify and address minor issues before they spiral out of control and become major headaches. By pinpointing these issues early on, we help you avoid costly, extensive repairs or even a full replacement down the road, saving you time and money.
National Pavement Partners proudly offers parking lot repair services in:
Causes of Parking Lot Deterioration
Harsh Weather
Denver, CO is known for harsh winters and heavy snowfall. Snowplows and salt keep parking lots clear and safe to travel on, but they also deteriorate the pavement over time. Repeated passes with a snowplow can damage the top layer of the pavement, and the repeated freeze-thaw cycle can lead to cracks in your parking lot.
Heavy Traffic
High-density areas like Phoenix, AZ experience a lot of traffic. The more traffic the area gets, the more wear and tear to the pavement, which can lead to cracks and potholes. This is especially the case for large vehicles such as trucks and overloaded vehicles. Frequent maneuvers such as turning and braking can create hotspots in the pavement that wear down faster.
Poor Drainage
Parking lots require proper drainage systems to keep the area puddle-free. Standing water can damage the pavement and lead to cracks or potholes. Proper drainage systems clear out water after heavy rainfall and keep your parking lot clear for pedestrians passing through.
How Preventive Maintenance
Benefits You
Preventive maintenance is essential to protect your pavement from the elements. Sealcoating defends against moisture, UV damage, and general wear while crack sealing stops minor damage from turning into major erosion. Together, these measures preserve your pavement’s appearance and functionality for years to come.

Parking Lot Repair FAQs
How d you repair an asphalt parking lot?
At National Pavement Partners, we provide a full range of parking lot repair services designed to maintain the safety, appearance, and longevity of your paved surfaces. Our offerings include crack sealing to prevent water and debris from entering and causing damage, sealcoating to protect against UV rays and pavement deterioration, and striping to ensure clear, safe, and organized traffic flow within your lot. When necessary, we can also patch and repave areas as well.
Why do potholes form?
Potholes develop when small cracks in asphalt allow water to seep beneath the surface. As temperatures fluctuate, that trapped moisture expands and contracts, breaking apart the pavement. Over time, the damaged areas weaken and eventually create a pothole.
Can sealcoating repair cracks in my parking lot?
Sealcoating can seal hairline cracks up to about 1/8 inch wide. Larger cracks and other surface damage should be repaired through crack filling before applying sealcoat. National Pavement Partners offers expert crack filling and repair services for proper protection.
