What Is Sealcoating?
Sealcoating is the process of adding a protective layer to asphalt surfaces to help stop issues like pavement degradation.

How Frequently Is Sealcoating Required?
How often you should implement sealcoating on your pavement depends on:

The age and condition of the pavement

How frequently it’s used

Local weather and climate conditions
Reactive vs. Proactive Maintenance
Reactive Maintenance
Reactive maintenance is dealing with the damage after it’s already been done. This isn’t as productive as proactive because:
- It costs more in the long run
- It shows maintenance neglect
- It is a crisis-based option
- It creates unwanted downtime and delays in service
Proactive Maintenance
When possible, proactive maintenance should be your go-to choice. This is the best way to address minor problems before they spiral out of control into more significant problems. Other perks of proactive maintenance include:
- Demonstrates your business’s commitment to care and quality
- Encourages a preparedness-focused approach
- Maximizes the lifespan of your pavement
- Provides detailed reports and insights into facility maintenance metrics

The Process
We perform these six procedures for every sealcoating service:

Preparation
The pavement is cleared of dirt and debris to ensure the sealcoat material is applied correctly. We also fix potholes, cracks, or other issues if required.

Edge and Tape
Places that don’t require the sealcoat treatment are blocked off using tape or similar materials.

Apply the Sealcoat
We apply the sealcoat material using a spray or squeegee. The sealcoat can be comprised of coal tar or asphalt.

Coat Application
Next, a slurry sealing layer is applied to the sealcoat to make sure it gets the best adhesion possible and results in a flawless finish.

Dry & Cure
The sealcoated area must dry for at least 12-36 hours to ensure it is fully cured.

Striping and Markings
If applicable, we reapply any parking spot lines, lane markings, or previous markings on the pavement.
Advantages of Sealcoating Your Asphalt
Whether you’re sealcoating a parking lot, roadway, or commercial surface, the difference is in the details. Consistent sealcoating offers key benefits that protect your investment and enhance performance:
UV & Salt Protection: Sealcoating acts as a barrier against harsh UV rays and de-icing salts, helping slow the oxidation process.
Extended Pavement Life: Added protection means your asphalt holds up longer against daily wear and environmental stress.
Enhanced Curb Appeal: A clean, uniform surface gives your property a polished, professional look that makes a lasting impression.
Damage Prevention: By sealing out moisture and shielding against traffic wear, sealcoating helps prevent cracks, potholes, and costly repairs.
